How we find the cause.

We start with the symptoms and the accessible plumbing, then narrow it down: isolating sections, checking the meter with everything off, and using locating methods where the pipe is concealed. A meter that keeps ticking with the whole house shut off is real evidence, and it is the cheapest test there is.

Finding a likely source and getting to it for repair are two separate pieces of work. Concealed pipework under a slab or inside a wall may need controlled access, and we would rather agree where that opening goes before we make it. We will also tell you when the dampness is not plumbing at all, which happens more often than you would expect.

Does a high water bill prove I have a leak?

Not on its own. Irrigation, a new appliance, visitors or a changed routine all move a bill. The meter test is what settles it: shut everything off and see whether the meter keeps moving.

Can every leak be found without opening a wall?

No, though a good deal of the investigation is non-invasive. Sometimes access is needed to confirm the source or to reach the pipe. The point of detection is to make that opening as small and as well-aimed as possible.

Is a damp wall always a plumbing problem?

No. Rain entry, failed waterproofing and condensation all cause dampness, and we will say so if that is what the pattern shows. When the damp appears after rain rather than after a shower, plumbing is usually not the culprit.
