Karalee: what
actually goes wrong.
Karalee is a popular acreage suburb north of Ipswich, with large blocks on the hills above the Brisbane River and a village shopping centre at its heart. Many properties are not connected to the sewer network and rely on septic or treatment systems, and homes near the river were affected in the 2011 and 2022 floods.
Properties in Karalee sit on larger blocks, usually with rainwater tanks and an on-site wastewater system rather than a sewer connection. That changes the whole exercise: long pipe runs, pumps and treatment systems mean a blockage or a leak can be almost anywhere, and guessing gets expensive fast.
The homes, and what that means for the pipes
1980s–2000s homes on half-acre to multi-acre blocks, often with sheds, pools and tanks.
98% of occupied homes in Karalee are separate houses, so the drainage and stormwater on your block are almost certainly yours to maintain up to the connection point. The 2021 Census counted an average of 3.1 people per household in Karalee, in homes averaging 3.9 bedrooms. That is the number that should size a replacement hot water system — not the tank that happens to be there now.
Drainage and stormwater
Long private drain runs, on-site wastewater systems and riverside flooding on the low blocks.
Ipswich City Council publishes historical flood mapping showing the estimated extent of the 1974, 2011 and 2022 floods. If your property is in a low-lying part of Karalee, that mapping is worth checking, and it helps to mention any flood history in your enquiry. View Council flood mapping ↗
Many Karalee properties are not connected to the sewer network and rely on a septic tank or an on-site treatment system. Ipswich City Council regulates on-site sewerage facilities and some work on them needs a licensed installer, so say what kind of system you have when you enquire.
