Springfield: what
actually goes wrong.
Springfield is the original suburb of the Greater Springfield master plan, with its first streets laid out in the 1990s and steady development since. It sits between Camira’s bushland and the newer town centre, and its homes are now old enough that first-generation hot water systems, taps and flexible hoses are reaching the end of their service life.
Most homes in Springfield are recent builds with PVC drainage and modern water services, so pipe age is rarely the culprit. What we see instead is new-home trouble: builder's debris left in the line, braided flexi-hoses letting go under basins, stormwater redirected by landscaping, and first-generation hot water systems starting to fail.
The homes, and what that means for the pipes
Brick homes from the mid-1990s and 2000s, generally on more generous lots than the newest estates.
87% of occupied homes in Springfield are separate houses, and 14% are townhouses or apartments — where a blocked drain can involve shared pipework, and the body corporate needs to be in the conversation before anyone books work. The 2021 Census counted an average of 3.1 people per household in Springfield, in homes averaging 3.7 bedrooms. That is the number that should size a replacement hot water system — not the tank that happens to be there now.
Drainage and stormwater
PVC drainage throughout, with stormwater running to kerb-and-channel and shared easements. Problems tend to come from landscaping, debris or damaged inspection openings rather than pipe age.
