Spring Mountain: what
actually goes wrong.
Spring Mountain is the youngest suburb in Greater Springfield, developed from the mid-2010s on the slopes south of Springfield Lakes and beside the conservation estate. Nearly every home is a recent build, so most plumbing questions here are about new-home issues, builder defects and getting the most from modern systems.
Most homes in Spring Mountain are recent builds with PVC drainage and modern water services, so pipe age is rarely the culprit. What we see instead is new-home trouble: builder's debris left in the line, braided flexi-hoses letting go under basins, stormwater redirected by landscaping, and first-generation hot water systems starting to fail.
The homes, and what that means for the pipes
Recent double- and single-storey homes on sloping, engineered lots, many with retaining walls.
98% of occupied homes in Spring Mountain are separate houses, so the drainage and stormwater on your block are almost certainly yours to maintain up to the connection point. The 2021 Census counted an average of 3.3 people per household in Spring Mountain, in homes averaging 4 bedrooms. That is the number that should size a replacement hot water system — not the tank that happens to be there now.
Drainage and stormwater
Steep blocks mean retaining-wall drainage, surface grates and inter-allotment pipes carry real loads in storms. Construction on neighbouring lots can send sediment into the system.
